
Adani Group Secures Rs 36,000-Crore Motilal Nagar Redevelopment Project in Mumbai
Mumbai – The Adani Group has emerged as the highest bidder for the Rs 36,000-crore redevelopment project of Motilal Nagar in Mumbai, marking another significant milestone in its real estate and infrastructure expansion. This is the second major redevelopment project secured by the conglomerate in Mumbai, following its involvement in the Dharavi slum redevelopment initiative.
A Landmark Redevelopment Project
Motilal Nagar I, II, and III, spanning 143 acres in the western suburb of Goregaon (W), is one of the largest housing redevelopment projects in Mumbai. The project, overseen by the Maharashtra Housing and Area Development Authority (MHADA), aims to transform the aging residential infrastructure into a modern urban landscape.
According to sources, Adani Properties Pvt Ltd (APPL) emerged as the highest bidder, surpassing competitors by offering the most extensive built-up area for redevelopment. The second-highest bidder, Larsen & Toubro (L&T), proposed a significantly lower built-up area than Adani, which secured the contract by committing to hand over 3.97 million square meters to MHADA.
Government Approval and Project Scope
The Mumbai High Court recently authorized MHADA to proceed with the redevelopment of Motilal Nagar through a Construction and Development Agency (C&DA). The state government has designated this as a ‘special project,’ ensuring that MHADA retains control while leveraging private sector expertise to execute the massive redevelopment efficiently.
Under the project guidelines, MHADA retains full ownership of the land, preventing private developers from mortgaging, raising funds, or transferring rights without prior approval. This safeguard is designed to protect existing residents and prevent the misuse of redevelopment rights.
Transforming Motilal Nagar
The redevelopment project will focus on modernizing the housing infrastructure, with an estimated seven-year completion timeline. The scope includes:

Rehabilitation of 3,372 eligible residential units

Redevelopment of 328 eligible commercial units

Inclusion of 1,600 eligible slum tenements under the 1971 Slum Act

Creation of new public infrastructure, roads, and green spaces to enhance the overall livability of the area
The primary objective of the project is to replace illegal and deteriorating structures with a well-planned, integrated urban community. It will also address critical civic issues such as flooding and waterlogging, which have long plagued the region.
Adani Group’s Growing Footprint in Mumbai
This latest acquisition cements Adani Group’s position as a dominant player in Mumbai’s urban transformation. The company is already leading the redevelopment of Dharavi, one of Asia’s largest slums, where it plans to convert 620 acres of prime land into a modern urban hub. As part of the Dharavi project, eligible residents are set to receive free housing units of up to 350 square feet.
With the Motilal Nagar redevelopment project now in its portfolio, Adani Group continues to play a crucial role in reshaping Mumbai’s residential landscape, aligning with the city’s long-term urban development goals.
The Letter of Allotment (LoA) for the Motilal Nagar project is expected to be issued in due course, paving the way for the project's commencement.
